Downtown BART subway alterations
After the huge debate between whether to use a double or single bore subway systems for BART's expansion to Downtown San Jose, it appears there is still some controversy with the design. It was decided that the expansion would use a single bore, which would make it the first system of it's kind in the United States. The key benefit of the design is that we would not have to dig up all of Santa Clara Street and disrupt businesses and residents for years. It would actually be less expensive to build. The downside is that this segment of the BART system would be completely different than the rest of the network, and that would require extensive retraining of staff.
Now it appears that there is a compromise solution, and that is to increase the size of the tunnel from 45 feet to a massive 55 feet. By volume, that is about a 50% increase in size. This would allow the trains to run side by side like the rest of the network, but would increase cost and complexity.
It is actually an interesting proposal for me because the extra space above and below the trains could perhaps be utilized for another mode of transportation. It looks large enough for electric buses or even Light Rail. Perhaps, we could see a next generation Loop or Hyperloop system utilize those spaces. While it is clear San Jose needs to be fully connect to BART, we should also think about how we can leverage this project to support the future generation of mobility.

Backyard San Jose
A new pop-up community space is coming to Fountain Alley in Downtown San Jose (35 S. 2nd Street). For three whole months, Backyard San Jose is turning a parking lot into a public space with cultural events, concerts, classes, and networking events. There will be something going on seven days a week.
Backyard San Jose is throwing a launch party on August 15th from 6pm to 9pm with music, food, beer, and wine.

San Jose is the 3rd best city for startup companies
COMMERCIALCafe has crunched data from the 50 most populous urban centers to find the places that are best suited for entrepreneurs and startup companies. Dallas and San Diego took the two top spots, followed by San Jose, LA, and Houston, and Chicago.
San Jose was ranked first for tech education, tech education growth, and for the success of Kickstarter projects (36% of projects are funded). For tech employment growth, we were 2nd. We are also the seventh-most attractive city for millennials, which is counter to most stereotypes about the South Bay.

Santana West breaks ground on 350,000 SQFT office building
Now that Santana Row is wrapping up its final building, Federal Realty is setting their sights across the street with a new project called Santana West. The first phase officially broke ground last week and consists of an eight-story, 360,000 SQFT office building and a 1,750 space parking structure. Also, by breaking ground I mean there is already active construction on the site--it was not just a formality.
Federal Realty is trying to lease the whole building to a single tenant but is building Santana West speculatively without a tenant in tow. If all goes well, there are two additional phases that will bring the project to one million SQFT.
Unlike Santana Row, this is not a mixed-use development. In fact, there is no retail component at all--not even a coffee shop. The only likely public amenity in the project is the re-purposing of the Century 21 dome. This might seem like a missed opportunity, but two of the most successful retail projects in the United States are just across the street.
If everything goes according to plan, the building will be ready for occupancy in Q1 2021, less than two years from today.

Block 2
If you liked yesterday's unique Market Street Towers renders, Sobrato has another flagship project right around the corner that we'll call "Block 2" until an official name is released. It is located on East San Fernando St. between S 1st St. and S 2nd St.
The project looks like several stacked glass Tetris pieces with multiple sky gardens between them. This would be one of the most interesting and unique buildings Downtown if it gets built.
The schematic shows new ground floor retail, which like Market Street Towers would fill a critical gap or deadzone Downtown. Currently the only thing on this piece of land is a surface parking lot.
Above the retail and lobby would be four floors of parking and 12 floors of offices. Each floor appears to have two sky gardens, which are four-story cutouts from the main building shell. Impressive!

Market Street Towers
Sobrato has just release some new renders for their Market Street Towers project. The building design is iconic. I can't say that I have seen anything like this anywhere else. While it looks like four separate towers, it is actually a single 584,658 SQFT office building with floor plates as large as 51,605 SQFT.
The ground floor will have 16,372 SQFT of new retail, which fills a dead zone between the Paseo between the Fairmont buildings and San Carlos Street. Currently this is just a surface parking lot. Speaking of parking, there will be 683 parking spaces and 152 bicycle stalls, something that will also come in handy on the weekends when the offices are closed.
My favorite part of the project is the roof, which features not one but two sky gardens with over 25,000 SQFT of combined space. The views should be incredible as you can see from the 2nd and 3rd images below.

Doga Comes to St. James Park in July and August
SAN JOSE, CA — Pack up your yoga mat — and your dog — and join Silicon Valley Pet Project (SVPP) for “Doga” in the Park. For the fourth year in a row, SVPP is partnering with the City of San Jose to provide fun and interactive Doga (dog-plus-yoga) classes twice a month on Sundays, at San Jose’s historic St. James Park. A certified yoga instructor leads the one-hour class designed for bonding between people and pups of all ages and levels. The Doga classes are made possible, in part, by a grant from San Jose Parks, Recreation and Neighborhood Services.
Doga sessions will take place in the area near the corner of 3rd and St. John (near the dog park and playground) from 9:00 a.m. to 11:00 a.m., with instruction from 9:30 a.m. to 10:30 a.m.
Remaining dates this summer are: July 28, August 11 and August 25.

The latest "Dine Downtown" restaurant week runs until July 28th and features prix fixe tasting menus, chef's specials, and food & drink pairings at Downtown San Jose's hottest restaurants. - There are 7,261 residential units in planning, 5,215 units have been entitles, and 3,476 units are currently under construction (1,533 units are under construction Downtown).
- There are multiple hotels in the pipeline including a Hyatt House, Hampton Inn, Resident Inn, 24-story Tribute Hotel, and several others.

20-story office tower proposed for 200 Park Ave.
Developer Jay Paul Co. has picked up 200 Park Avenue, which is across from CityView Plaza in Downtown San Jose. The company is proposing a massive 850,000 SQFT building that looks pretty unique. Not much else is known about the project, which still has to go through extensive approvals.
It is wild to think that 10 years ago we couldn't get a normal office tower built, and now we are hearing about one mega-project after the other. Google may not have to build any of their own towers at this rate.

VTA calling for innovative transit ideas to connect SJC
The VTA as well as the cities of San Jose, Santa Clara, and Cupertino are looking for ideas on how to quickly move people between SJC and various parts of Silicon Valley. They want these ideas by September 30th.
Specifically, this consortium is looking for grade-separated mass transit at a significantly lower cost than traditional projects in two segments. The first is integrating SJC and Diridon such that they are viewed as a single facility--which would be amazing! I remember being completely shocked when visiting Hong Kong and realizing there was a special Airport train line where you can check your suitcases at the train station, hop on the train, and walk straight to security. Something that well integrated might not be part of the plan, but there are many airports in the US with people movers between terminals. How cool would it be if Diridon felt like it was just a quick terminal transfer away from the airport?
The second route would link the airport to three urban villages along Steven's Creek (I'm sure Santana Row is one of them), Santa Clara, Cupertino, and DeAnza College. This is a high-traffic route and extending BART or Light Rail down this way would cost billions of dollars.
It sounds like this RFI (request for ideas) is a way to legally satisfy the common government requirement of getting multiple bidders for each project. There is literally only one company right now that might be able to pull off something like this at a low cost, and it is The Boring Company. They are already designing an underground loop for the new Las Vegas Convention Center Expansion at a cost of about $10 million a mile. For less than the cost of the two-stop Eastridge light rail extension, we could connect SJC, Downtown San Jose, Santana Row, Santa Clara, and Cupertino with a fast and direct point-to-point transit system.
This could be the beginning of a whole new era in transportation that blends public and personal transportation together. San Jose should be leading the charge, innovation is our middle name!

Taylor Street Night Market

StarCity's "co-living" tower moves forward
StarCity is working on the largest co-living project in the United States and it just received final city approvals. Co-living is like a dorm for adults. You get a small private space which typically includes a bedroom and bathroom and other facilities like the kitchen, living area, and laundry are shared between multiple residents. Generally co-living facilities are much less expensive than a typical newer apartment.
StarCity would like to build an 18-story tower with 803 co-living units at 199 Bassett Street. The location is is just three blocks away from San Pedro Square.
I would assume this will be on the higher-end of the co-living spectrum. The building will have a 5,000 SQFT gym, chef-style kitchens, bike storage, co-working areas. As an added bonus, there will be retail on the ground-floor that might include a cafe, grocery store, or bar.
If this gets built, it will immediately increase the Downtown population by a significant number and hopefully provide a more affordable living option.

San Jose Rotary Fireworks 2019
Tonight, join the Rotary Club of San Jose at Discovery Meadow for a free fireworks show. While it can be seen from most of Downtown San Jose, the best viewing spots will be close to the Children's Discovery Museum. Adobe breaks ground on San Jose's largest office high-rise
Last week, Adobe broke ground on it's remarkable 4th tower in Downtown San Jose. At 1.3 million SQFT it is about as large as the existing three towers combined and will house over 4,000 employees. There will also be a new bridge over San Fernando connecting Tower 4 to the original campus
Adobe is already Downtown San Jose's largest employer, so this is a major vote of confidence for the area. If all goes well, the tower will be complete by 2022.
If this is what 4,000 employees looks like, imagine what 20,000 new Googlers will do for San Jose's core.

Unemployment in San Jose Metro hits record low
According to the California Employment Development Department, unemployment in Santa Clara County has dropped to 2.1%. This is the lowest number on record, and that includes the .COM days in 1998-2000.
The six counties with the lowest unemployment in California are all here. San Mateo managed a jaw-dropping 1.7%, San Francisco was at 1.9%, Marin was at 1.9% Sonoma came in at 2.3%, and Napa rounds out the top 6 at 2.3%. This compares to a statewide unemployment rate of 3.5%.
This means that now is probably a great time to ask for a raise or evaluate all of your opportunities. It has become a strong employee's market with more available jobs than qualified applicants.

One of my all-time favorite characters, Mulan (played by Eimi Taormina), shared her story on the fact that she may in fact be a lesbian! Marissa Rudd played one of the most underrated princesses, Tiana from The Princess and the Frog, who used her stature as a strong black woman stating one obvious truth: "Why’d it take ’em so long to give a sistah a song?"
However, one cast member that brought the audience members (including me) to passion, joy, and laughter was Shannon Guggenheim. In addition to being the show's choreographer, Shannon played Belle, Ariel, and Rapunzel. Although Shannon was able to exude Belle as clinically insane and why Ariel truly regrets having her own two feet, nothing can compare to her character as Rapunzel! With direct interaction with the audience members, Shannon's Rapunzel held her long hair while speaking to us with a strong German accent to literally whip us to sing "Not V'One Red Cent."
Unfortunately, one issue that I hope will be resolved in the future are the microphone issues. Ever since I saw their previous production of "A Spoonful of Sherman", it seems that the microphone did cut in and out for some of the musical numbers. Thankfully, it was not enough for me or for others to follow along with the stories, jokes, and singing from this cast.

As their advertisement would put it: the show is "not suitable for youth but perfect for parents' night out!" As one running joke from the show went, the princesses always had to "wait for their princes ... to come."

Quick look inside the Valley Fair expansion
The Silicon Valley Business Journal has given us a sneak peak into Valley Fair's $1.1 billion remodel and expansion. The mall is growing from 1.5 million SQFT to 2.2 million, making it by far the largest mall in Northern California and the 15th largest in the US (If you were to count stores at Santana Row it would be the largest).
The expansion will bring flagship stores for Apple and Bloomindale's as well as other premium brands such as Jimmmy Choo, John Varvatos, UNTUCKit, and Gorjana. Double Eagle Steakhouse, Shake Shack, Salt & Straw, and SomiSomi are some of the new eateries. 80% of the expansion is already pre-leased. If you are concerned about parking, they just added another 1,200 space garage and optimized the new front entrance for car sharing/pooling, bikes, and pedestrians in mind (finally).
By pushing the mall outwards towards Stevens Creek and adding an outdoor paseo, they are doing their best to better connect to Santana Row. Inside the more traditional mall area, they are using a lot of high-end materials and leveraging natural light thanks to massive skylights.
The expansion will have its grand opening early next year, but I wouldn't be surprised if some of the 100 new stores did a soft opening before Christmas.
