New renders of "DIRIDON" project

Trammell Crow's iconic mixed-use project at Diridon station has a slightly updated look and a name change. Now it is called "DIRIDON" instead of #Diridon. This is a critical project in Downtown San Jose as it is next to what will eventually become the busiest transit station on the West Coast. DIRIDON is of commensurate scale--it clocks in at a whopping 940,000 SQFT of office space, 325 apartments, and 35,000 SQFT of retail.

The office space will be built across two massive (wide not tall) towers with giant floor plates and tall ceilings. A tech company would be able to nab about 80,000 SQFT of contiguous floor space thanks to connectors between the towers. The ground floor of the towers will have the retail, restaurants, and gathering spaces. The historic Water Company building will probably be turned into a restaurant as well.

The 325 apartments will reside in a 10-story tower next to the office buildings. There will be about 4,500 SQFT of retail on the ground floor of this tower. A cycling shop was mentioned in the article as a potential use of that space given the proximity of the Guadalupe River Trail. Parking for all three towers will primarily be underground.

Trammel Crow is planning to build this speculatively without a confirmed tenant and construction could happen as soon as the second half of 2016 (yup, this year!).

  1. It's far from the iconic building that was promised, but we'll take it. At least it has a lot of retail/restaurants on the ground level, including the water building. Will be great for pre-Shark and after Shark game fans and concertgoers. Right now there is nothing near the arena. Will be good for extra parking for the arena at night too. C'mon San Jose, start being a real city and build stuff. Build!

  2. Need more color besides dark brown and beige. Glass on the office component is fine, but I'm disappointed with the boring palette for the residential.

  3. 325 Units... Please... Look at Pacific Park Plaza in Emeryville with 585 Units and 7,000 people living there. At this location we need more density! It's a huge piece of land compared to the Luxurious High rise in Emeryville. We also need some sort of Silicon Valley symbol welcoming to the soon to be busiest station in the west coast.

    1. Emeryville builds nowhere near the number of housing units that San Jose builds. 585 units in Emeryville is nothing when compared against the thousands of units that San Jose builds each year.

      Downtown is San Jose's 2nd job zone, and we need to pack as much jobs as we can here. We already have 1200 units close by Diridon from the 4 highrises (Centerra, 1SM, Axis, City Heights) and another 650 units under construction at Silvery Towers. 400 units at Plant 51 already exist right next door to Diridon, plus another 400 units under construction at Station and Stockton projects. In 2 years we would have close to 2600 units surrounding Diridon station within 5 minute walk.

      585 units in the village of Emeryville is a laugher. That's chump change when compared to just San Jose Downtown. When add in all the projects in San Jose, Emeryville looks like peanuts. Pfff!

    2. I agree with you, but we need density. Higher buildings. If can't build in downtown due to low flight path then build to the sides!!! I wouldn't be surprised to hear that parking will be from floor 2 to 5... bananas! Also whats up with San Jose building designs...? Awfully ugly! If building in one of the most expensive cities in the US why not build something high end in class. Detroit has better looking building that we do.

  4. Glad to see lots office space right next to the station; will drive ridership better than housing. Do we know how much parking there will be?

    1. Twice the current number on the two surface lots. That should be just enough, and encourage more people to take public transit. I mean these offices are literally 2 minute walk from Caltrain and a minute walk from San Fernando LRT station.

      If this doesn't spur people to use public transit more, I don't know what else we can do...
